When purchasing a spec home, depending where we are in the building process you are able to make cosmetic upgrades and change orders. Such as, interior palette, lighting selection, appliance selection, and plumbing hardware. Only 2 items per palette may be altered from the list of available upgrades.

A spec home will turn into a custom home once you start changing the layout/floor plan of the home. Customs can be changed as desired. Such as, moving walls, creating new rooms, etc. We will then direct you to our architect who you can sign a contract with, and you can coordinate with them for these changes. You will also be required to sign a custom contract with MSH, as our plans cannot be built by any other builder.

The building process heavily depends on weather. At Murphy Signature Homes we estimate on average a spec home is built ~6 months, while a custom home is typically anywhere between 8 and 12 months.

Within the first 45 days of the building process clients are able to make changes dependent on what has been already ordered for the property. After the 45 days, the only changes a client is able to make are to the interior cosmetics (this is dependent upon what has already been ordered for the property).

Yes, we put foam insulation in the attic.

Additionally, every MSH home comes with a 1-year builders warranty, 2-year manufacturer’s warranty, and 10-year structural warranty so if any issues arise, our team will respond quickly. The number of water heaters in a home is a case by case scenario. We typically put two water heaters in our two-story homes. It is plan and neighborhood specific for two-story homes. Please contact us if you are interested in a certain home.

It is zoned depending on the Manual J designed by the HVAC contractor.

We allow custom homes to be changed as desired, however, there will be a price change depending on the materials desired.

They are all local subcontractors. We do not provide the name of our vendors until after the closing of the home.

We currently use Cornerstone Architect and MLAW Engineers.

Yes, there are gutters that come with your Murphy Signature Home. Please refer to the spec sheet.

Unfortunately, we are unable to delay construction once the lot is purchased. We can pre-sale lots and as soon as we get them we are going to start building.

You would need to contact the HOA of the subdivision you are interested in and confirm the possibility. Once confirmed, we can connect you with a pool company to meet you on-site for a consultation to build.

There are five actions that consider our homes a custom. 

1. If you make changes to our spec floor plans (move/take out walls, etc.)

2. If you own a lot already and want us to build a MSH spec on it. 

3. If you own a lot and want to build a MSH spec but modify the floor plan.

4. Connect with our architects to draft up a plan meeting your criteria. 

5. You bring us your own floor plans to build. 

Yes. The home needs to meet at least one of our design elements:

Modern, Contemporary, Modern Farm, Transitional Modern, or Mid Century Modern.

All offers on our homes with completed construction may use TREC new builder completed forms. Homes under construction or not built yet will use TAB contract. MSH will have the TAB offer written up for buyer agents/clients.
